Why is rent so much cheaper in Edmonton than Toronto?

Rent is usually cheaper in Edmonton because housing is easier to supply there and demand is much lower than in Toronto.
The big reasons are:

In short: Toronto is a tighter, hotter housing market; Edmonton has more room and less pressure.
