Rent is usually cheaper in Edmonton because housing is easier to supply there and demand is much lower than in Toronto.

The big reasons are:

  • Toronto has far more demand: more jobs, more immigration, more students, and more people competing for the same rentals.
  • Land is more constrained and expensive in Toronto: Lake Ontario, existing dense development, and the Greenbelt limit easy expansion.
  • Edmonton can spread out more easily: flatter land and cheaper land usually mean lower building costs and more new supply.
  • Stronger competition for renters in Edmonton: when there’s less pressure, landlords can’t push rents up as far.

In short: Toronto is a tighter, hotter housing market; Edmonton has more room and less pressure.

One caveat: cheaper rent in Edmonton does not always mean cheaper living overall, since winter heating, driving, and car dependence can add costs.
